If you’re considering the purchase of a house for sale whether the property is listed by a Realtor or is a “For Sale By Owner” and the water supply is pumped from a private water well then my best home buying advice is to have the water professionally tested by an unbiased party that represents you (NOT, the realtor, NOT the home inspector, NOT the other party, but YOU) This one property purchase tip may save you thousands of dollars and an awful lot of trouble down the road!  Far to often I’ve been contacted by new homeowners, many who have unknowingly inherited water well problems with the purchase of their new home, many owners simply would not have purchased their property had this known these problems existed prior to their purchase.  There few problems with a water system that cannot be resolved but it can be very costly for a new homeowner.  Most mortgage companies require testing as a condition of the mortgage if there is a private well. Water Testing CT:  Ensure Fresh Clean Drinking Water From Your Private Well.   Your water test may have revealed that your water was ideal to drink when you purchased you home so you felt safe after you moved in.  An advantage to well water is you’ll enjoy fresh, clean water, unconnected to the issues, hassles and potential additives of municipals supplies. But to keep it that way you need to test annually, and be sure that activities on or surrounding your groundwater don’t turn your clean water into contaminated water. The EPA recommends: Periodically inspect exposed parts of the well for problems such as:    cracked, corroded, or damaged well casing, broken or missing well caps, settling and cracking of surface seals. Slope the area around the well to drain surface runoff away from the well. Install a well cap or sanitary seal to prevent unauthorized use of, or entry into, the well. Have the well tested once a year for coliform bacteria, nitrates, and other constituents of concern. Keep accurate records of any well maintenance, such as disinfection or sediment removal, that may require the use of chemicals in the well. Hire a certified well driller for any new well construction, modification, or abandonment and closure. Avoid mixing or using pesticides, fertilizers, herbicides, de-greasers, fuels, and other pollutants near the well. Do not dispose of wastes in dry wells or in abandoned wells. Do not cut off the well casing below the land surface. Pump and inspect septic systems as often as recommended by your local health department. Radon in CT Water Often Goes Untested: One element that often goes untested is in CT Water is Radon. While many buyers are test radon in the air they usually are unaware of testing for radon in the water.  Many Real Estate agents fail to recommend that their buyers test for radon in the water as well. This is something you specifically need to ask to screen for as it generally is not provided in a standard test. There are a couple things that should be noted about radon in the water. There is no national EPA mandated passing level for radon in the water. It varies from state to state. In Connecticut the passing level is considered to be under 5,000 pCi/L.  We have had radon in water tests in the state come back as high as 125,000 pCI/L.  Unfortunately the only way to know for sure if you well water contains a high level of radon is to test for it. The cost of remedying radon in water is much more costly than when it is found in the air. Generally speaking radon that is found in the air inside a Connecticut home can be cured for around $800-$1500. Radon in water is a different story. Depending on the type of systems used, the cost generally can run between a couple thousand up to seven or eight thousand. The two types of radon treatment systems are aeration and granulated activated carbon (GAC). GAC systems are used to reduce radon levels that are between 5,000 and 25,000 pCi/L. However, after a storm, blizzard or flood, it can become deadly.  Experts suggest you as a consumer take safety precautions before coming in contact with any type of water after a major storm. “Floodwater is frequently contaminated with septic waste, oil and construction debris,” says John Drengenberg, consumer affairs director for UL, a global safety organization. “It’s important for consumers to be aware of these dangers and take proper safety measures to help ensure their family’s well-being.” Contamination occurs because: One:  Flooding can yield the risk of waterborne bacterial contamination, according to the Federal Alliance for Safe Homes (FLASH). Waterborne bacterial contaminants include fecal coli form and E. coli, which both indicate animal or human waste may be present in water. Two:  Storm water runoff can collect chemicals, debris, dirt and other pollutants and flow directly into a storm sewer system or body of water, according to the EPA. When polluted storm water enters a storm sewer system, it is untreated and discharged into bodies of water that may be used as a source for drinking water. To help prevent storm water pollution, the EPA recommends consumers do not pour household products or hazardous waste into storm drains, onto the ground or into toilets and sinks.
